We assess the saleable contents when we quote and take that value straight off the price — so you get a single, clear figure before we start. Nothing buried, nothing assumed, and nothing to reconcile afterwards. Payment falls due on completion of the work, against a clear final statement.

A fully itemised inventory

Anything that might reasonably be valued above £200 is listed individually and put before the executor as soon as it comes to light, assessed to HMRC-acceptable standards. The decision to keep, sell, or release always rests with the estate — never with us.

Valuables found & safeguarded

We actively look for and set aside documents, photographs, jewellery and cash — the things that are easy to lose and impossible to replace — and return them to you or the executor before anything else is touched.

Dated photographs, before and after, of every clearance. Kept as standard and sent on request, so the work can be seen as plainly as it was done — no need to be there yourself.

Every job carries £2 million public liability and goods-in-transit cover from the moment we arrive. Not just on the big jobs, not on request — on all of them.

Licensed, responsible disposal

We hold an Upper Tier Waste Carrier Licence and dispose of everything lawfully. Usable items are donated to charity wherever possible, the rest reused or recycled — and what can’t be is documented and handled correctly.

A licensed clearance protects the executor — not just the property.

Under the Duty of Care in the Environmental Protection Act 1990, the person instructing a clearance can be held personally liable for fines of £50,000 or more if waste is later fly-tipped by an unlicensed carrier. As a registered Upper Tier Waste Carrier, we carry that responsibility — with a documented audit trail — so the estate, and you, are covered.

    Anything you or the executor asks us to keep is boxed, labelled and returned — settled before anything else is decided. Your wishes always come first.

    Safeguarded for the estate

    Cash, jewellery, watches, documents and anything of genuine value are set aside, logged and handed to the executor straight away — never disposed of, never assumed.

    Given a second life

    Good, usable furniture and household items are carefully assessed and rehomed rather than dumped — and their value comes straight off your quote.

    Donated to good causes

    Usable everyday things — clothes, books, kitchenware — go to charities like the British Heart Foundation and local hospices, with as little as possible sent to waste.

    Recycled or removed, lawfully

    Only what is genuinely beyond use is recycled or cleared — lawfully and fully documented, under our Upper Tier Waste Carrier registration.

How much does a probate house clearance cost?
We give one clear, written quote: a straightforward clearance fee with the value of any saleable contents already taken off, so you see a single net figure before we start — nothing to reconcile afterwards. We quote within 48 hours of seeing the property, and the price we quote is the price you pay.
How quickly can you clear a property?
Most homes are cleared in one to two days. We can usually attend to quote within 48 hours and work to the executor’s or solicitor’s deadlines.
Do I need to be there?
No. We can collect keys and clear the property unattended, and send you a full dated photographic record — before and after — so you can see the work as plainly as it was done.
How do I know nothing valuable is thrown away?
Anything that might reasonably be worth over £200 is itemised and flagged to the executor as soon as it comes to light, assessed to HMRC-acceptable standards. The decision to keep, sell or release always rests with the estate — never with us.
When and how do I pay?
You’re invoiced on completion of the clearance, against a clear final statement. The value of any saleable contents is already taken off the price you agreed, so there’s nothing to reconcile afterwards. Payment is due once the work is done — you’re not left waiting on the estate to be released.

We actively look for and safeguard documents, photographs, jewellery and cash, and return them to you or the executor. Usable items are donated to charity; everything else is reused or recycled lawfully.

Clearfields is the house-clearance arm of Painless Removals, the Bristol firm we’ve run since 1978 — nearly fifty years of moving, packing and clearing, and the experience, contacts and standards that come with it.

We’ve handled well over 10,000 removals and house clearances. Packing is our speciality, and we run two of our own storage sites — in Clifton and Filton — so your belongings stay in our hands from first call to final box, never handed to a subcontractor.
